A monthly rental in Medellín should solve more than the problem of finding a bed. For a remote worker, a relocating couple or an investor exploring the city, the apartment becomes the setting for ordinary weekdays. The details that make a good holiday photo may not tell you whether it will work for that purpose.

This checklist is for comparing furnished options on equal terms. It does not replace a contract review, and it does not assume that all accommodation sold by the month follows the same legal or commercial model.

Ask what kind of agreement you are signing

Clarify whether the provider is offering a lodging reservation, a residential lease or another arrangement. Do not decide this solely from the length of the booking. Ask who your contractual counterparty is, what document you will receive and which rules apply to cancellation, deposits and an early departure.

If the arrangement or language is unfamiliar, have it reviewed before transferring funds. A message saying “everything is included” should not be the only record of an important commitment.

Compare the total for your exact dates

Request one itemized quote showing rent or accommodation charges, mandatory fees, taxes where applicable, cleaning, utilities, internet, deposits and any usage caps. Separate refundable amounts from costs. Ask when each payment is due and what currency will be charged.

A lower advertised monthly price is not necessarily a lower final cost. For illustration only, an apartment quoted at COP 4,000,000 plus COP 400,000 in mandatory extras costs more than a COP 4,300,000 all-inclusive option for the same period. Neither number is a market estimate: the point is to compare like with like.

  • Does “month” mean a calendar month or a specific number of nights?
  • Are utilities included without a cap, or can excess consumption be charged?
  • Is cleaning mandatory, optional or included at a stated frequency?
  • What evidence is used to assess deductions from a refundable deposit?
  • What changes if you extend, shorten or move the booking?

Verify the exact unit

Ask whether the photos show the unit you will occupy. Request a current walkthrough if you cannot visit. It should show the bedroom, bathroom, kitchen, work area and any outdoor space, not only the most attractive corner.

For a working month, ask for a connection test from the desk, a clear view of the chair and information about noise. For a couple, check whether one person can take a call while the other rests. Confirm laundry equipment and whether it is private, shared or an additional service.

Prepare a short arrival inventory with the provider. Record existing damage through the agreed channel and keep a copy. This helps separate a maintenance problem from a disagreement at checkout.

Test a weekday outside the apartment

Map groceries, your workspace, exercise and the journeys you will repeat. If you plan to view properties, add those appointments too. A balcony view does not tell you whether the walk home suits your mobility or how much travel your routine will involve.

Use our neighborhood selection guide to narrow the area, then evaluate the particular building. If you can, start with a shorter commitment before deciding to stay for several months. Check the price and cancellation trade-offs rather than assuming a flexible booking will always be available.

Know who fixes a problem

Ask how maintenance requests are submitted, which hours support covers and what happens when an essential service fails. A named process is more useful than “just send a message.” Keep urgent accommodation contacts separate from emergency services.

Read visitor, pet, smoking and noise rules before paying. If something is essential to your stay, ask for written confirmation. Do not rely on a previous guest’s review to establish the current building policy.
